A unique and luxurious garden level home, located in the leafy and exclusive Inverleith area of Edinburgh. Situated just beside the stunning Royal Botanical Gardens, this home is only 15min walk from the affluent Stockbridge and 15min bus drive from the City Centre.

A bright and spacious property, The Gardner's Apartment has three bedrooms - one king-sized with en-suite shower room, one which can be set up as either a king or twins, and one double.

This beautiful apartment has been lovingly decorated throughout. As soon as you walk down the small flight of stairs from street level, you are greeted by a private patio with outside dining furniture so you can relax in the open air in the summer evenings. Stepping through the front door of the apartment, you are greeted by a bright an open hallway. The living room has a colourful, funky yet calm feel to it. Fully equipped with fast WiFi, Apple TV and Netflix, all of your entertainment needs will be met for your stay. The sitting room leads onto the kitchen which is modern yet classic and has been recently re-fitted with top of the range appliances, including microwave, oven, fridge/freezer with built in ice and water dispenser, Nespresso machine and dishwasher, as well as Le Creuset cookware.

All three bedrooms lead off the hallway. The first bedroom is bright and spacious with a large inbuilt wardrobe. The master bedroom has full length French doors which look out onto the (inaccessible) terrace and gardens beyond. The master bedroom also benefits from an en-suite shower room which has under-floor heating for a touch of luxury. The properties third and final bedroom features a large wardrobe. There is a gorgeous view out of the large window directly onto the Royal Botanic Gardens' nurseries and greenhouses.

Inverleith Place is a highly desirable part of Edinburgh, being close enough to the city centre to offer guests the best of sight-seeing, dining and shopping, yet still in a private feeling, affluent and leafy area. Not only benefiting from the incredible close proximity to Edinburgh's Royal Botanic Garden, but it is a very short walk to the beautiful Water of Leith walkway which passes through some of the most interesting areas including Dean Village, the Union Canal and the Scottish Gallery of Modern Art.

Edinburgh's city centre is only about a 25 minute walk from the apartment but there are also fantastic bus links which will take you to the heart of Edinburgh in 15 minutes.

Exterior -Booking Requirements-
The Edinburgh Address require names and ages of all guests, as well as addresses and ID. We will require the lead guest to sign copy of our terms and conditions. We reserve the right to vet any booking. This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. One member of the booking party must be over 30 years. There is a strict no-smoking policy. A damage deposit of £500 is required one week before arrival and will be fully refunded pending no damages one week after your departure.

Limited mobility access This property is a garden flat and therefore accessed down a flight of external stairs and will not be suitable for those with mobility issues.





This property can easily be access by car due to its location.

If arriving to Edinburgh by train we would advise getting a taxi to the property.

If arriving to Edinburgh by plane you can either get a taxi from the airport to the property easily enough or you can get the tram from the airport to the West End for £5.00 per person and then get a taxi to the property. We would suggest just getting a taxi for the group as the cost of the tram then a taxi would more than just the taxi.


There is on street metered parking spaces on Inverleith place at a cost of £1 per hour for first 4 hours, 30p per hour thereafter between 8.30am & 5.30pm Monday to Friday with no charge at weekends. Parking can be paid for using the RingGo phone app if required.

We rented a lovely home for a week while visiting our son whom was studying at the University abroad. Communication, service and the home were excellent. The owner greeted us and the house was well equipped and clean. The bedding was amazing and the location was quaint and quiet. Highly recommend.<br />


Beautiful home in great location. The owner is sweet and the Home had all the luxury items we needed.
