This ground floor apartment comprises: a vast light filled living room, a separate fully equipped kitchen, two large bedrooms, a bathroom entirely decorated with golden mosaic and including a spacious shower as well as a heated mirror to avoid steam.

Burgh Loch Boutique is the perfect gateway for a stylish and inimitable experience in a traditional Edinburgh residential building. We love it and hope you will too.

Property Includes complementary Wi-Fi, welcome pack, linen and towels and all utilities.

Exterior Marchmont is an affluent residential area, short walking distance from the Royal Mile. The vibrant area has many eateries, shops and is right next to Bruntsfield Links, a lovely park with a public golf course and The Meadows, a large park with many recreational sporting areas and playgrounds.

The Meadows originally contained a loch (lake), known as the “burgh loch”. The park consists of open grassland with tree-lined paths, playgrounds, a croquet club, tennis courts and much more.

-Booking Requirements-
The Edinburgh Address asks that the lead guest is of 25 years of age or older will require names and ages of all guests, as well as proof of addresses and ID for the lead guest only. We will require the lead guest to acknowledge and agree to the booking terms and conditions. We reserve the right to vet any booking.

This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. There is a strictly non-smoking policy. A damage deposit of £250.00 is required one week before arrival and will be fully refunded pending no damages or fees due one week after your departure.

Limited mobility access Property is accessed by a one step entry door on street level. This property is not suitable for wheel chairs or those with mobility difficulties.



Rococo Style @ The Meadows

However you choose to arrive please do make sure that you have spoken to the property manager to arrange a time to meet you at the property on arrival as there is no reception area or onsite staff to assist you if you arrive without notice.

- Executive Car transfer
Wanting to arrive in style and relax after your fight. The Edinburgh Address can organise a transfer in a luxury Mercedes for up to 8 guests for £57.00.

- Airport Black Taxi
This option is better if you are travelling in a small group as a taxi from the airport to the west end of Princes Street is about £18 to £20 dependant on the time of day and traffic. So its not much more just to get a taxi straight to the property.

We unfortunately had a very disappointing experience using The Edinburgh Address. We have used other luxury self-catering providers in the UK and their service has been top-notch. The Edinburgh Address are selling themselves as provider of luxury accomodation, which we would dispute based on our experience staying at the so-called Burgh Loch 'Boutique'. We would not use The Edinburgh Address again and would not recommend them to anyone else.<br />


Burgh Loch certainly looks 'boutiquey' in the photos, but it is far from luxurious. The location is good, it's fairly quiet and is nicely decorated - but it is more style over substance I'm afraid. The advertising for this property states that guests will receive a 'Welcome Pack' and we should have checked what this meant before we arrived - apparently it means one pint of milk, a small packet of shortbread and three toilet rolls provided by the Property Manager after our arrival (and their quick dash to the local Sainsbury's; it would have been nice if they had arrived slightly before us to check everything was in order, rather than doing the shopping and moving furniture around after our arrival). The blurb for Burgh Loch also promises toiletries, this was possibly the aloe vera handwash from Sainsburys, but we couldn't find any evidence of any other toiletries provided. The kitchen supplies were poor - no washing up liquid provided and no bottle opener - really simple things that should be basic provisions for a company advertising itself as providing 'luxury' self-catering. We also found nail clippings on one bedroom carpet - they were not ours, which made us wonder just how much cleaning/checking of the apartment had been carried out before our arrival. Finally, don't expect to enjoy your experience of sitting in the communal garden, there is nowhere/nothing to sit on, we'd have been happy to sit on the grass, apart from the fact it hasn't been cut for about a year, great for the local wildlife, not great if you want to have a conversation with the people you are holidaying with whilst sitting in the garden. We won't be using The Edinburgh Address again and certainly wouldn't recommend anyone else does either! There are plenty of other self-catering companies out there who do understand the concept of 'luxury' and how to provide good customer service.

We would have sent the cleaners back, have someone to assist you and even tried to move you to another property. Great apartment - really clean and new. Check-in worked perfectly. Great to have tea, coffee, washing up liquid and even some washing powder in the apartment rather than the normal cupboards bare. My second visit to Edinburgh to watch my daughter play in sports fixtures and so much nicer to be in an apartment than a hotel.<br />

Communication with Edinburgh address was prompt.<br />


The flat was lovely, in mint condition and in a great location. There were no toiletries in the flat, so had to run out and purchase them to have a shower upon arrival. Not ideal after transatlantic travel and being tired.

The service was fantastic! Karen who checked us in couldn't have been any nicer. She greeted me with a big hug! Just after arrival my son tour is ACL/Miniscus and we almost had to turn around and head back to the states. Thankfully we stayed and Karen was so kind and understanding! She made me not feel so far from home!<br />


Gorgeous! On the website the pictures look to good to be true! The only thing better than the pictures, was being there in person! No detail left undone. The decor was incredible, the furnishings so comfortable, the location was ideal to the Meadows, the University and everything else Edinburgh has to offer! I wanted to live in the flat forever!!
