**Please note:** This listing comprises two separate apartments located next to each other. Each apartment is arranged across two levels, with accommodation on the ground and lower ground floors. The apartments are booked together as one property, offering additional space and capacity for larger groups.
While both apartments are completely self-contained and private, their close proximity on the same peaceful, historic square means multigenerational families, corporate groups and larger parties can stay right next door to one another while still enjoying their own private space.
Blending unique period character, elegant high ceilings, and contemporary comfort, both properties offer an incredibly high standard of living. Guests can socialise and dine together seamlessly, then retreat to their own private apartment at night. Apartment 1: The Gait (Sleeps 10)
Ground Floor: Features a grand main door entrance, soaring ceilings, and a bright, stylish living area alongside a fully equipped kitchen and dining space. There is a large super-king bedroom on this level and a WC.
Lower Ground Floor: Reached via a set of internal stairs, this level houses three of the four generously sized bedrooms and two full bathrooms (including one en-suite).
Bedrooms: 4 spacious bedrooms featuring flexible zip and link configurations, allowing the choice of super king or twin beds in each room, plus 2 high-quality roll-out beds ideal for children.
Apartment 2: The Fetlock (Sleeps 12)
Ground Floor: Offers an elegant lounge designed for seamless group socialising, alongside a versatile super king bedroom featuring an optional double sofa bed. There is another super king or twin room, a queen room, and a WC on this level.
Lower Ground Floor: Houses a spacious, open-plan kitchen and dining area meticulously fully equipped for large group catering and entertaining, alongside a queen room and a further versatile super king or twin room.
Bedrooms: 5 beautifully styled bedrooms and a double sofa bed in the primary bedroom.

The Canter & Gallop: On-site parking can be reserved at £35 per day, per car, subject to availability and must be requested in advance. For bookings made more than 7 days before arrival, we will confirm and reserve up to 2 spaces. For bookings made within 7 days of arrival, parking is subject to availability and will be confirmed on request.
Nicolson Square Car Park: Charges £30 for up to 24 hours.
NCP Car Park: To get a discount, download the NCP Park Pass App on your phone. Once you check in at the reception desk, you’ll receive a discount code that will reduce the daily charge to £20 (only applicable to UK devices)
For convenience, you can briefly park your car(s) on the single yellow line outside the hotel for check-in, then move your car to Nicolson Square Car Park or NCP Car Park. We advise against street parking as it incurs a £6 per hour charge.

This is a brilliant place for a large group to stay. It’s professionally run, clean and has plenty of room. The kitchen is well equipped. There’s a Tesco, Sainsbury and Aldi nearby. The location is nice. You can easily walk to the royal mile or Edinburgh Castle. There’s even a bus stop nearby if you need to take a bus instead. We were travelling with a baby so they provided us with a high chair, a travel cot and they even had a stair gate which we could fix on top of the stairs.

Great place to stay as a large party. Short walk to town but near loads of restaurants. Really clean and easy to check in via the hotel. The hotel also can keep hold of your bags after check out.

Our new favourite in Edinburgh! Amazing location, minutes from Arthur’s Seat and easily walkable to the centre of the Old Town. Plenty of space for our family and the incredible hotel staff across the street are so friendly. Access to all the amenities of the hotel including room service and breakfast were amazing. Perfect place and absolutely ideal for anyone visiting Edinburgh!

The apartment matched the description really well and we were really happy with the place - convenient location with access to a really modern gym added great value. highly recommend for longer Edinburgh stays with a large family.

We were overwhelmed when we walked through the door. Simply amazing and home from home in every way. Central location to the city centre and the sights of Edinburgh, which is a great City. No negatives - 5* score from start to finish.

Wow what a great place to stay. We were in for a week stay for a family wedding. The place was better than described. Check in at the hotel made everything so easy. To our great surprise housekeeping came and checked with us everyday to see if we needed anything. Great stores, restaurants and historical sites all in walking distance. The kitchen was a great size to do meals with the families and the lounge area was great to end our nights playing games and socializing. All the bedrooms were very comfortable and spacious. Also, having a washer and dryer was a huge help as making a trip from over the pond we were able to not have to over pack. If you are planning a trip to Edinburgh Scotland I would 1000% recommend you stay here.

All three generations of our family thoroughly enjoyed our stay at this beautiful Edinburgh flat. The size of the rooms and the character of the property were just a couple of the outstanding features but more importantly, the level of service we received from start to finish was top notch. Also location was perfect. Highly recommend!
