Located in a charming Georgian Townhouse, this five star basement apartment is the perfect mix of traditional Scottish architecture with a contemporary design. Ideally situated only a few minutes’ walk from Princes Street and the city centre, it is the perfect place to be based to explore the city and enjoy everything Edinburgh has to offer.
The building is accessed via a few steps and as soon as you step foot in the building you feel the unique vibe; the hallway of the building is bright and colourful with automatic lights and designer finishing.
The spacious two bedroom apartment is accessed via a flight of stairs leading downstairs, with its one of a kind colourful designs, luxurious furnishings and large bedrooms.
It boasts 2 king size bedrooms; the master bedroom has an en-suite bathroom which includes an Italian shower, there is also a second bathroom, which has a sumptuous Jacuzzi bathtub as well as a separate washroom, all of which have underfloor heating. The second bedroom has its own sofa, giving guests an alternative place to relax.
The large living room has a modern suede corner sofa, as well as a snug area with a desk and a view onto the patio ideal for corporate guests.
There is also a spacious fully equipped kitchen with a Nespresso machine and heated flooring. Guests can access their own patio via the living room, which has garden furnishings.
All Rutland Apartments come with Cable TV, fibre optic internet, Safes, Nintendo Wiis and Nespresso machines.
You can book each apartment separately or if you are a larger group you can book the entire Townhouse, which can sleep up to 12 people.
Sorry no pets. We reserve the right to vet any group booking. This apartment is not suitable for stag parties, hen parties or young single sex groups. One member of the booking party must be over 25yrs. Strictly non smoking.

Exterior The apartment has its own patio, which includes garden furniture to relax after a day exploring the city.
Getting there from Waverley Railway Station
Exit station onto Princes Street, turn left along Princes Street and continue to the end. Turn left towards the Caledonian Hotel and turn right onto Rutland Street. The Reception is located on the right hand side of the road just before the Ghillie Dhu.
Getting there from the Airport
Take the Express Shuttle bus or the tram just outside the UK arrivals hall into the city centre (buses and trams approximately every 10 minutes). Exit bus or tram at West End on Shandwick Place. Walk towards Princes Street at the Caledonian Hotel turn right onto Rutland Street (as above) .
Getting there by car
If travelling from the North continue on the A90 signposted for Edinburgh. Take the exit onto the A90, go through two roundabouts. Turn left at A90/Manor Place where you turn left again after 0.3 miles onto A8/W Maitland Street. Continue along Shandwick Place, turn right onto Lothian Road and immediately right again in from of the Caledonian Hotel. The reception is on the right hand side of the road just before the Ghillie Dhu.
If travelling from the South continue to drive on the A1 and take the exit towards Craigmillar/Newcraighall at the roundabout take the first exit onto A6095/Newcraighall Road and continue to Cameron Toll Shopping Centre. Take the third exit onto Lady Road, continue along and then turn right onto Mayfield Road. Continue along the road until you come to the crossroads at the Meadows Park, turn left onto Melville Drive and continue all the way to Tollcross. At Tollcross turn right onto Lothian road and take the fifth exit on the left at the Caledonian Hotel. Follow the road round and the flat is on the right hand side of the road.
Metered parking bays on Rutland Street and Square. Free between 6:30pm and 8:30am. There is an NCP car park only minutes’ walk from the apartment. The apartment is extremely well placed for exploring the city without a car. The centre is minutes’ walk. Within walking distance of the Airport Bus as well as the tram. Very short taxi or bus ride to Waverley or Haymarket Station (walkable too, but with luggage we advise a taxi).

Metred parking bays on Rutland Street and Rutland Square, maximum stay 4 hours. Free between 6.30 p.m and 8.30 a.m. (7a.m on Saturdays). There is a NCP carpark on Castle Terrace, only a few minutes’ walk from the apartment. Parking Arrangements may be made directly with Reception after booking.
The apartment is extremely well situated for exploring the city without a car; everything is within a short walking distance. Also, within walking distance of the Airlink Airport Bus, Edinburgh Tram, Haymarket and Waverley station.
