At Adore Scotland and The Edinburgh Address, we carefully curate every property within our portfolio to ensure guests receive a consistently high standard of experience.

Our goal is to work with owners who share our commitment to quality, presentation, and professional hospitality. To help prospective owners understand whether their property is the right fit, we’ve outlined the core criteria we look for before onboarding a property.

1. Property Configuration

We currently accept properties with a minimum configuration of:

• 1 bathroom per every 2 bedrooms

This helps us align with the expectations of our guest audience and the types of stays we specialise in.

2. Strong Guest Reviews

We look for properties with an established reputation for guest satisfaction, including:

• A minimum average review score of 4 stars across booking platforms

Positive guest feedback is an important indicator of consistency, quality, and overall experience.

3. High Presentation Standards

Presentation plays a significant role in booking performance and guest confidence.

All properties must include:

• Professional photography
• A clean, well-presented and thoughtfully prepared interior
• High standards of styling and maintenance

Strong visual presentation helps maximise occupancy and nightly rates.

4. Licensing & Compliance

Before marketing can begin, owners must provide:

• A valid short-term let licence (where applicable)
• A current EPC certificate

Properties exempt from licensing requirements will be reviewed accordingly.

5. Management & Brand Alignment

We work closely with owners who are comfortable following our operational and brand standards, including:

• House rules
• Welcome pack standards
• Guest communication tone and service expectations

Consistency is key to maintaining the guest experience associated with our brands.

6. Operational Suitability

Properties must be operationally suitable for short-term rental management and online distribution.

This includes:

• Allowing live online bookings through our systems

Shorter-term or seasonal arrangements may also be considered on a case-by-case basis.
