Dating from 1810 when it was built as a tea merchant’s warehouse this stylish 2 bedroom modern mews house in the heart of the New Town is tucked away in a quiet side street offering a peaceful retreat from the hubbub of city life. It is a short stroll to vibrant Broughton Street, which offers a wide range of Cafes, Bars and Restaurants as well as an eclectic selection of local shops and boutiques, as well as Edinburgh’s buzzing new retail mall in the St James Quarter. The property also benefits from a small, attractive, private garden area with outdoor seating on a patio where you can sit and catch the evening sun with a glass of wine. The property is close to Picardy Place tram stop for easy access to the airport and Murrayfield Stadium.

The open plan ground floor offers a cosy sitting/dining area with sliding doors opening into the garden as well as a fully equipped kitchen area. Both the washing machine and the tumble dryer can be found in the garage. There is also a shower room with wc and wash hand basin on the ground floor.

Stairs lead to the first floor accommodating 2 bedrooms which overlook the garden area. The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
